The subject of this blog (and this web site) is online real estate sales. Hence the site’s URL http://www.property-sale.net On the main part of the site I plan on installing a property for sale classified advertising listing service. Basic ads will be free and revenue to support the site will be generated via the purchase of upgrades to advertising packages.

A quick survey of online real estate listing services gives us a couple of sites to compare features and costs to buyers and sellers. First we look at craigslist.

Craigslist Pros:

1. Almost all advertising on craigslist is free. This includes their real estate section.
2. Sellers can post up to four photos and pretty much as much text as they want including a link out.

The downsides of Craigslist:

1. The search function is limited in geographic area.
2. There are standardized database fields so you cannot be sure you are viewing all the properties with the criteria that you want. For example if the listing says “4 bedrooms” and you search for “four bedrooms” you will never see the ad and possible sales will not be made.
3. There is no map search function.
4. There is a lot of spam and postings with blatantly incorrect information. Poor quality control.
5. Con artist abound on craigslist and it is notorious for scam artist around the world.
6. There is little advice or support. The support system is via a forum posting method to which any nut can and does reply often attacking the original poster.
7. No SEO for individual listings, although they do show up generally pretty quick in google. What I mean is page names with descriptive titles.

Next up Land and Farm has about 12,000 listings on it almost all in the US. Lots of for sale by owner properties,

Land and Farm Pros:

1. Now features a crude map search.
2. The site features a nice set of links to various types of property on the front page.
3. Tells how many people are browsing at any time to encourage more advertisers.

The downsides:

1. There are no free ads. The minimum price is about $20 for one listing and it goes up from there.
2. No auto googlemap or yahoo map link generator.
3. No SEO for listings.
